Leipzig/Halle was once again the top logistics region in 2024. What makes this region so attractive?
Many positive factors come together in the Leipzig/Halle region. Firstly, its central location within Germany, but also its proximity to up-and-coming neighbouring countries such as Poland and the Czech Republic, as well as its excellent road, rail and air transport connections. The region is located directly on the A9 and A14 motorways. In addition, the Leipzig, Halle and Schopkau freight centres are excellent transhipment terminals for international goods traffic and Leipzig Airport, as the second largest freight airport in Germany, is of course also a plus point, especially as it also offers 24/7 flight operations.
In addition, land and rental prices are at a moderate level - new-build rents are in the lower third in a Germany-wide comparison - and there are still large contiguous areas and municipalities that are open to logistics settlements. Both are rather rare in Germany.
And of course, the relatively good availability of labour is also an important aspect for potential new settlements.
As an expert, do you have any tips for the Leipzig/Halle region?
The north of Leipzig is of course an absolute hot spot, but this is not an insider tip either, but is due to the proximity to the airport and the good connections to the surrounding automotive plants. In my view, it is more interesting to take a look at the sectors. The German automotive sector is weakening - this is of course also noticeable in the logistics property market. On the other hand, we are seeing increased interest from the battery and electronics industry. A lot will happen here in the next few years.
How do you spend your leisure time in the region?
Leipzig has a wide-ranging cultural scene. The comedy clubs in the city, for example, offer an excellent contrast programme to everyday working life and impress with their wit and sharpness. My tip: the Karli Comedy Club.
